According to developer materials, Azizi Florence Sharjah spans around 30 million sq ft and is planned to include over 10,700 residences across six clusters, with roughly a quarter of the total plot allocated to parks and green space.

The first release reportedly covers two of the six clusters, with villa pricing said to start from AED 1.8 million and a payment plan linked to construction milestones.

Projects structured this way — large land parcels, phased cluster releases, and heavy green-space allocation — have become a common model for new villa and townhouse communities in Sharjah, aimed at buyers who want more space than typical Dubai apartment developments offer, at a comparatively lower entry price.

03. High-Rise Landmarks: The Case of Burj Azizi

At the other end of the spectrum, Dubai continues to see launches aimed at the ultra-luxury, high-rise segment. Burj Azizi, also from Azizi Developments, is one of the more prominent recent examples. The tower has secured a final approved height of 725 metres from Dubai's civil aviation authority and municipality, which would make it the world's second-tallest building, surpassing Kuala Lumpur's 679-metre Merdeka 118. Completion of the project is targeted for 2028, and it is positioned on Sheikh Zayed Road, one of Dubai's most established commercial and residential corridors.

Projects like Burj Azizi illustrate a different investment segment altogether — ultra-luxury, branded, high-density towers aimed at buyers seeking landmark status and short-term capital appreciation, as opposed to the lower-density, long-hold villa model seen in communities such as Azizi Florence.
