Real Estate Market Obliteration May Be Closer Than I Expect
With just a little more motivation, people sitting on the fence, will be fleeing the cities in droves.
The small banks are hanging by a thread. The sword of Damocles hovers over the mid-sized banks. A little wave will knock them over. A BIG wave is coming. No banks, no mortgages.
The boomers, who own 25% of the houses in America, are not going to hold on for another decade. The "Plague" is coming to get them. Yes, this is all engineered, however, the prices of elderly care will give them a heart attack. The announcements that their retirement accounts have been emptied will send them into shock. The dawning realization that Gen Z/Millennials cannot buy their houses (even though the Millennials have been shouting about it for a decade) will move Boomers to visit their mortuary plots.
How much will it take to convince you that you need to grow you own food? Well, that much, and more is coming. Empty grocery store shelves coming and going, here today, gone tomorrow will become the norm. And, after that, your food will be shown to be poisoning you. On purpose. Big Food is out to get you. Even the so called good food. And, you will need land, land that is not available in the city, to grow the food you need.
These things, and more, are already happening.

Don't get nervous, but half the people are going to die
Well, everyone is going to die, eventually.
But, over the next few years, and maybe out to a decade, a lot of people are going to be shuffling off their mortal coils.
I say don't get nervous, because a good percentage already have one foot in the grave. The largest generation ever is getting on in years.
There will be natural and unNatural disasters. BIG disasters. The oceans will rise (actually, the ground sinking from having ice piled on it) and so much of the industry that is located on the coast, will be gone. Bigger storms are coming. Bigger earthquakes. Fires everywhere, many of them lit by terror type sleeper cells. A few nukes. A few tidal waves. The lines on the maps will CHANGE!
And then we have the unCivil wars that will be fought, until we remove those mother WEFers who are encouraging the split.
Along with all of that, there will be forces trying to starve people to death. Famine is coming. It is planned. It is on a schedule.
And, the next plague is being trial run.
It is just all going to add up.
Basically half of the population will not be needing housing anymore.

There is going to be a lot of empty houses
Without there being more people than houses, the housing market will cool.
The things keeping housing prices going up
- Mortgages - Not many people can buy a house. They get a mortgage.
- Limited supply - If houses were abundant, they would cost only what construction costs
- Divorces - divorces have increased housing needs 100%. Well, not actually that much, but you get the implications
- Kicking out the kids at 18. We are the first generations that expected the children to grow up and move out, on their own, by themselves
- More people moving into the cities.
Demographics is falling off a cliff.
It is inevitable that there will be a LOT of empty houses.
And, even more, because people are leaving the cities, jobs no longer have to be done locally, the cities are turning into war zones.
Every other house will be empty. They only thing stopping you from moving in may be the dessicated corpse still sitting in the LazyBoy.

Suburban Real estate vs Rural Real Estate
There is so much land available out there. If we weren't tied to the city, there is land available everywhere. So much land that hasn't seen a human in years. Most of the land that is "owned" out there is only owned in a legal sense. Not many have improved that land, or even visited it in years.
On the other hand, every square inch of real estate has been used up in the cities. Every square foot owned. People packed in like sardines, stacked on top of each other.
In the cities, there are tons of houses, that will never be used again.
In the country, there isn't anything for miles around.
In the cities, people will stop caring where the property lines are, or who "owns" the house. It will be a wild west of who lives in what house. Gangs will claim areas, and those areas will shift. House are so easy to burn down, and without an active economy, and a desire for more houses, those burnt houses will never be rebuilt.
Out in the country, people will be building small communities. With large, multi-family multi-person houses. Well built, well insulated houses. And since they aren't based around a nuclear family, they will have many rooms that can be shifted to other people as children grow up, and people move in or leave.
The tribes that actually stay in the city, may take over an apartment building, and then knock down houses around it to build gardens and raise livestock.
That said, real estate in the cities will, for the most part, become first come, first served, first to defend it. The property will be unsellable, and legal title will be ignored.
The real estate in the country will be … weird. Those who move out to start their own small community, their tribe, will be the more honest type. And they would love to buy the land honestly and forthright. The problem will be that half of the "land owners" will be deceased. And the other half will be hard to get ahold of. Some places are already "claimed" as the area where "me and the boys have gone hunting for the past 100 years".
Land "rights" will probably be negotiated, openly, with all the people in the area. Again, the deeded owners will be ignored, but the new negotiations will be upheld.

I see all of the dominoes fall fast. It will be, one second, we have really high house prices, and the next, you can't even give them away.
And, it won't even be about prices. The structure about who owns what land, and why will drastically change.
"Real Estate" will go away. The entire idea that the king owns the land will be gotten rid of. Replaced by something different.
It most likely will not be another "outbid others via money method of distributing land". Many people will say, there isn't enough money in the world to make me sell my/our homestead/small community.
And then, another will say, money is downstream from the land. There will always, never be enough money to get me to sell.
And then, someone else will notice that there is always enough land out there.
Basically, the entire logic structure of "real estate" goes away.
So, if you want to sell your house, do it quickly. Because soon, there will be no… there will be nothing. No "money", no "real estate", "no market", no desire to buy a shitty house in a crowded city!
